Kalkan – One of Turkey’s Best Kept Secrets!
Within the resort town of Kalkan itself, there are several distinct ‘districts’, each with its own appeal and character. We have listed these below (in no particular order) to help you decide which area might be best for you.

Kalkan’s Old Town Quarter
This location has a very unique charm and is close to Kalkan’s attractive pebble beach and the harbour area, with its numerous waterside restaurants.
The narrow streets of the old town are lined with whitewashed shuttered buildings, festooned with brightly coloured bougainvillea flowers intermingled with shops and terrace-topped restaurants. These cobbled streets twist down to the harbour, which is the focus of the town, where you can enjoy a meal whilst watching the world, and elegant ‘gulets’, go by. The gulets are available for private charter for a very relaxing day at sea.
You can also take advantage of the water taxis that will transport you to various beach clubs situated around the bay. The popular Indigo Beach Club can be found right next to the harbour (water-sports operate from this particular beach club too).
Central Kalkan
The villas and apartments in this area are generally situated within 5-12 minutes’ walk to the very heart of the town. Many are also close to some of the best hotels in the resort, which generally offer bar, restaurant and spa facilities that are open to non-residents. Cafes, restaurants and shops are within 5 minutes’ walk from most of the properties we feature in this area.


Above the ‘Kalamar Road’
The villas and apartments in this area are generally situated within 10-20 minutes’ walk to the very heart of the town. This particular area of Kalkan, known as Ortalaan and Zeytinlik, stretches from the hillside above the Kalamar Road towards the area close to the village school. As some of these properties are in elevated positions, they usually offer fantastic sea views across Kalkan Bay.
En-route to town, you’ll pass numerous cafes, restaurants and shops. Some of the properties we feature in this area are also within easy access to some of the best hotels in the resort, most of which offer bar, restaurant and spa facilities that are open to non-residents.
The ‘Kalamar Road’
The villas and apartments in this area are generally situated within 15 – 20 minutes’ walk to the very heart of the town. As they’re situated along the road that runs between Kalkan and Kalamar Bay, the route to town is generally pretty flat with no steep hills to negotiate.
En-route to town, you’ll pass numerous cafes, restaurants and shops. In the opposite direction is Kalamar Bay, where the ever-popular Kalamar Beach Club is located, together with the Kulube and Lures beach clubs.
The properties we feature in this area are also within easy access to some of the best hotels in the resort, most of which offer bar, restaurant and spa facilities that are open to non-residents.


Kalamar Bay
The villas and apartments in this area are generally situated within 20-25 minutes’ walk to the very heart of Kalkan town. En-route to town, you’ll pass numerous cafes, restaurants and shops.
Kalamar Bay is a quiet and tranquil area and is home to the ever-popular Kalamar Beach Club. The club provides sunbeds and parasols, bar service, an excellent restaurant, access to various water-sports and is also home to a scuba diving club. Other beach clubs in this area include the Kulube and the more recently added beach club at the Lures Hotel.
Komurluk
The prestigious area of Komurluk is situated just to the east of the harbour and old town.
The walk to Kalkan’s public beach and the harbour area (with its array of quality restaurants) will take approximately 15-20 minutes. There is a coastal pathway that runs from Komurluk to the public beach and harbour area which will take about 10 minutes, however this is pretty rough underfoot.
Alternatively, you can access the harbour via water taxi from one of the beach clubs (Zest, Denizim, or Palm). These popular beach clubs offer direct access to the sea via spacious sundecks (Zest also has a large pool). Sun loungers and parasols are available for a nominal fee and the beach clubs also have excellent sea view restaurants.
This area of Kalkan enjoys full sunshine until quite late in the evening and it’s a great vantage point from which to watch gulets sailing back to the harbour at the end of the day and, later, the sunsets for which Kalkan is famous.


Kisla
Kisla is situated on the eastern side of Kalkan Bay. The walk to Kalkan’s public beach and the harbour area (with its array of quality restaurants) will take approximately 20-25 minutes or just a few minutes by car or taxi.
Alternatively, you can access the harbour via water taxi from various beach clubs in this area.
One of the most prestigious beach clubs in Kalkan, the Mahal Beach Club is close to many of our properties here. During the evening, the club becomes a restaurant, offering romantic waterside dining (advance booking is essential!).
Other beach clubs in this area of Kalkan, include the Kalkan Beach Park. This popular beach club has a small private beach as well as sundecks.
This area of Kalkan enjoys full sunshine until quite late in the evening and it’s a great vantage point from which to watch gulets sailing back to the harbour at the end of the day.
Kiziltas
Kiziltas enjoys some of the best vistas in Kalkan, with views over Kalkan Bay and Mouse and Snake Islands. Some of the properties we feature in this area are within a 10 minute walk downhill into to the heart of Kalkan town via one of the two footbridges over the D400 (some are around 20-25 minutes’ walk).
However, as Kiziltas is elevated (hence the fabulous views), it may be necessary to get taxis back from town to some of the properties as the walk home is likely to be quite steep in places.


Patara Prince Resort
The distinctively-designed Patara Prince Resort is situated on the hillside between Kormurluk and Kisla on the eastern side of the bay.
The resort incorporates many privately-owned villas and apartments, as well as a hotel, set within attractively-landscaped gardens. Guests within the complex can avail themselves of many on-site amenities including pools and a beach club.
The walk to Kalkan’s public beach and the harbour area (with its array of quality restaurants) will take approximately 20-25 minutes. There is a coastal pathway that runs from nearby Kormurluk to the public beach and harbour area which will take about 10 minutes, however this is pretty rough underfoot.
Alternatively, you can access the harbour via water taxi from the resort’s beach club. This popular beach club offers direct access to the sea via various bathing platforms, which are furnished with sun-loungers and parasols.
This area of Kalkan enjoys full sunshine until quite late in the evening and it’s a great vantage point from which to watch gulets sailing back to the harbour at the end of the day.
LaVanta
Just 5 minutes drive from the hustle and bustle of central Kalkan, LaVanta is the perfect place for families wishing to holiday in a privately-owned villa with the option to enjoy the fantastic communal areas that the LaVanta resort has to offer. These include a stunning 25 metre pool plus a club house and restaurant. Kalkan town is only a 5-minute taxi ride away.


Islamlar / Uzumlu
Islamlar Village (known as Bodamya or Bodamia in ancient Greek times) is situated 7 kilometres from the centre of Kalkan within lush countryside, thanks to the plentiful supply of fresh mountain water. It’s altitude (700 metres above sea level) mean that the temperature in this area is noticeably cooler than that in Kalkan, so in the height of the summer it’s a very comfortable place to be. Patara Beach and Kalkan Bay can be seen in the distance.
The village is famous for its trout farms and restaurants, which provide simple but fresh menus comprising trout, salads, goats cheese and local mezes, usually followed by fresh fruit – delicious! The area also provides some great walking paths, within the forests surrounding the village, and the centre of Kalkan is a just 15 minute drive away.
Close to Islamlar, is the village of Uzumlu, which is a perfect choice for those wanting to escape the hustle and bustle of the city. Its historic water mills are still standing and the area offers fabulous countryside views, with Patara Beach in the distance.
Kordere
The properties in this area are generally situated along the ‘Berzigan’ road, which is approximately 5-8 minutes drive from the heart of Kalkan town, therefore a hire car is a good idea. Villas in this area often offer breathtaking views across the hillside towards Kalkan Bay and the islands.
