Villa Ayse is a stunning new addition to our collection, offering elegant interiors and breathtaking views over Kalamar Bay and the surrounding islands. Perfectly designed for relaxation and style, this six-bedroom villa combines contemporary luxury with Mediterranean charm, making it ideal for families or groups seeking a truly special coastal escape.
Inside, the villa features four spacious en-suite bedrooms in the main property and two additional en-suite bedrooms within a tranquil courtyard area. The open-plan living space includes a sleek, fully equipped kitchen, dining area, and an inviting lounge — all opening onto terraces that make the most of the magnificent sea views.
Outdoors, guests can unwind by the infinity pool, soak in the jacuzzi, or enjoy al fresco dining in the shaded outdoor kitchen and BBQ area. With thoughtful touches like pool towels, welcome packs, underfloor climate control, and weekly cleaning, Villa Ayse promises effortless comfort and a memorable holiday experience in one of Kalkan’s most beautiful locations.

Accommodation
Ground Floor
The ground floor comprises of a large open plan living room with a large L-shaped sofa with coffee table and Smart TV. The dining table seats 10 comfortably within the kitchen area and has a kitchen island attached with gas hob and extractor fan. The sleek kitchen is well equipped with a large fridge freezer, dishwasher, built in electric oven and microwave, kettle and toaster.
Two double bedrooms can be found on this level as well, both with an en-suite shower room, and with wardrobes and a dressing table within the rooms.
Lower Ground Floor
The side street leading to the villa has a garage for one car and the property is accessed through a gate that opens into a grassed courtyard area.
On this level there are two double bedrooms accessed through sliding doors from the grassed courtyard area, each with en-suite shower room, dressing table and chair and wardrobes. The double room off the courtyard under the pool also has a wall-mounted TV and living room. Please note these two bedrooms on this level would not be suitable for unaccompanied young children as they’re separately accessed from the main part of the house.
Also on this level, accessed from internal stairs within the main villa above, are two further bedrooms, one a twin and one a double both with en-suite shower rooms, as well as a wardrobe and dressing table within the room. Sliding doors lead out to the grassed courtyard.
Within the grassed area is also a semi-circular jacuzzi pool for guests to enjoy.
External stairs lead from the courtyard area up to the pool terrace and main part of the villa.
Outside The Villa
The spacious terrace wraps around the front and side of the villa with a narrower passageway to the rear with shrubbery. The infinity pool has a ladder at one end with roman steps at the other to enter the pool (the pool is approximately 11 metres x 4 metres x 1.5 metres deep – pool heating can also be arranged at additional cost). Sun-loungers and parasols are spaced around the pool.
At the side of the villa is a shaded dining table which comfortably seats 10. There is also a kitchenette with sink, fridge and built in BBQ to enable your party to enjoy al-fresco dining. In addition, there is a large built in L-shaped sofa with cushions on which to relax and enjoy the views. There is also a further sofa with two armchairs beneath an awning.
There is also an external shower for guests’ use.

- Pool towels are provided for guests’ use
- Weekly cleaning and linen changes are provided – ie, if staying for 2 weeks, a mid-stay clean and linen change will be carried out. If staying for 1 week, there is no mid-stay clean and linen change

- The villa has CCTV near the front door, an intercom system to open the gate as well as under floor heating or cooling at the press of a button!
