The property is accessed via a private road and then through a gate that opens onto the pool terrace. The entrance door is at the rear of the villa and opens into the living area with floor to ceiling windows and a dramatic mezzanine chandelier set over the dining table.

By the entrance door is a cloak room area leading to a WC with basin.

The dining area seats 12 comfortably with the sleek black kitchen on one side with a kitchen island. The island has a sink and 5-ring gas hob with a suspended extractor fan and a dishwasher. The touch open cupboards also contain the coffee machine, toaster, kettle, sandwich toaster and blender for guests’ use. There are also two Bosch ovens (one of which can be used as a microwave) and a large fridge freezer. Sliding doors give access to the pool terrace.

The living area has a large L-shaped sofa with a coffee table plus a large wall mounted Smart TV. Sliding doors give access to the pool terrace and provide stunning sea views.

Beyond the living area is the villa’s first double bedroom complete with a dressing area with wall to wall wardrobes plus an en-suite shower room. Within the room is a wall-mounted TV and sliding doors lead out to the pool terrace with views of Kalkan Bay.

A whole host of activities can be found on this level down the open staircase, with a washing machine, iron and ironing board in the cupboards beneath the stairs.

The games room has a pool table and table football. The gym equipment offered includes a weight machine, treadmill, cycle machine, aerobic steps and free weights.

In addition, there is also a sauna, a hamam and a cinema room with comfy seating. In addition, there’s an indoor pool with steps for access to the water and the sliding doors at one end of the pool room can be opened if desired to provide sea views through the landscaped garden.

The villa’s 6^th and final bedroom can also be found on this floor, featuring a circular Jacuzzi bath and twin basins. There is a separate shower area with WC, together with a dressing area with a dressing table, circular mirror and integral seating with wardrobes. Sliding doors lead out to the garden patio with sea views.

There are three bedrooms on this level; the first bedroom at the top of the stairs to the left is a double with en-suite shower room and a dressing area with wardrobes. Within the room is a wall mounted TV and sliding doors lead to the Juliette balcony with sea views.

The next bedroom is a twin with en-suite shower room which has a floor to ceiling picture window in the shower through which to enjoy the incredible views. There is a wardrobe and wall-mounted TV within the room with sliding doors giving access to a Juliette balcony.

The Master bedroom is beyond the mezzanine, and this features an ‘in room’ bathtub. Black tinted glass leads through to the separate shower room with WC and twin basins. There are wardrobes within the room and sliding doors lead out to a side balcony with two chairs and a small table from which to enjoy the sea views of both Kalkan and Kalamar Bays.

At the top of the stairs is a glass door giving access to the roof terrace.

The rest of this floor is dedicated to a double bedroom with sliding doors leading out to the roof terrace. Within the room is an opaque glass wall divider with a WC and basin and a wet room style shower. Within the room are wardrobes and a dressing table with a circular mirror.

The roof terrace has a seating area and bar to enable your party to make the most of the incredible panoramic views whilst enjoying a sundowner.

The superb 15 metre infinity pool has a shallow section in which is immersed four daybeds on wooden platforms and steps to enter the water. There are also 6 sun loungers with side tables and 2 large parasols at one end of the pool, plus a comfortable swing seat.

At the other end of the pool is a sunken wooden seating area with cushions and a large, cantilevered parasol to make the most of the wonderful views.

To the side of the villa is a further day bed with its own canopy and behind this, a table tennis can be found.

At the other end of the pool terrace is a dining table that seats 12, set beneath a pergola, plus a built in BBQ with a preparation area and sink for al fresco dining. There is even a wall mounted TV provided!

At the rear of the villa is a water feature with flower beds and there is also an external shower for guests’ use.
