We are delighted to add the unique 'Water's Edge' villas to our portfolio of luxury villas in Kalkan.
As the name suggests, these villas are located on the water's edge in Kalamar Bay and each of the three villas within the collection has been thoughtfully designed to make the most of the wonderful sea views. Each villa has its own pool, plus access to a selection of beach platforms that are furnished with loungers, parasols and shaded seating areas in which to truly relax and unwind.

Part of an exclusive collection of six luxury villas, it offers direct access to a series of serene waterfront platforms—perfect for sunbathing, swimming, or simply unwinding by the turquoise shoreline. Its peaceful setting, combined with easy street-level access and private parking, makes it an ideal escape for couples seeking comfort and privacy.
Inside, the villa features an elegant open-plan layout with a high wooden ceiling, a well-equipped modern kitchen, and a relaxed lounge opening straight onto the pool terrace. The beautifully appointed double bedroom includes an en-suite shower room and direct terrace access, creating a seamless flow from morning coffee to sunset views. Thoughtful touches such as WiFi, pool towels, and a welcome pack ensure a smooth, stress-free stay.
Outside, a stunning salt-water infinity pool overlooks Kalamar Bay, framed by comfortable loungers and a charming dining area for al-fresco meals. The living space is open plan with a high wooden ceiling. The sitting room has a sofa against the wall plus a coffee table and a flat screen TV. The kitchen is well-equipped with a fridge freezer, dishwasher, gas hob with an extractor fan and an electric oven below, kettle and sandwich toaster. A small circular dining table with 2 dining chairs is also provided. There are sliding doors to access the pool terrace.
The double bedroom has a dressing table, armchair and built in wardrobe. The en-suite shower room has a stone bowl basin and a WC. There is also a washing machine, iron, ironing board and hairdryer for guests' use. There are sliding doors to access the pool terrace.
Outside The Villa
Outside, the salt-water infinity pool has steps leading into the water – a great spot from which to enjoy the views across Kalamar Bay. On the terrace, there are two sun loungers, two armchairs set around a small coffee table and a dining table with 2 chairs to enjoy al-fresco dining.
The wooden gate on street level with access to Water's Edge Villas 1, 2 and 3 has a pathway past these villas that leads down through olive groves to the sea, where you will find a choice of swimming platforms at your disposal (please note that these pathways are quite steep, so they may not be suitable for people with mobility issues).

Points to note
- WiFi internet connection is provided
- Pool towels are provided for guests’ use
- A welcome pack is provided on arrival (except for bookings that take place outside of the normal season)
- Cleaning and linen changes are carried out on a weekly basis (ie – if staying for 2 weeks, a mid-stay clean and linen change is provided. If staying for 1 week, there is no mid-stay clean and linen change)
- The property has access to a selection of swimming platforms with direct access to the sea – these may not be operational during adverse weather conditions and / or outside of the normal season
- Please note that the road leading to the villa is largely unmade and quite rough in parts, so if hiring a car, a 4 wheel drive vehicle is recommended
- Prices are for the villa per week (maximum number of guests 2).
