Overview
This elegant three-bedroom villa is set in the sought-after Ortalaan area of Kalkan, elevated above the Kalamar Road and enjoying sweeping sea views across the bay. Inspired by the grand mansions of the Bosphorus, the villa features beautiful mosaiced columns and classic architectural details, creating a timeless and refined atmosphere. The old town, with its famous rooftop restaurants and bars, is just a 15–20 minute walk away and can be admired from the villa’s balconies.
Inside, the villa blends traditional character with modern comfort. The open-plan living and dining areas are light and spacious, complemented by a well-equipped kitchen ideal for relaxed holiday living. Each bedroom is tastefully designed with en-suite facilities, while the entire top floor is dedicated to a luxurious master suite with dressing area and a sunken Jacuzzi bath offering panoramic views.
Outside, the infinity pool, roof terrace and shaded dining areas provide the perfect setting for al-fresco living, sun-soaked days and unforgettable sunsets over Kalkan Bay.

Accommodation
Ground Floor
The glass entrance door leads into the kitchen which has an open archway to the rest of the living area. The kitchen is equipped with a fridge-freezer, dishwasher, microwave, washing machine, electric oven, gas hob with extractor fan, water cooler, coffee machine, toaster and kettle.
Next door to the kitchen is a dining table with 8 chairs and a glass door leads out to the pool terrace.
The living room is comfortably furnished with two sofas and an armchair set around a coffee table plus a TV and DVD player. Sliding doors from the living area lead out onto the pool terrace.
A guest WC can be found by the stairs.
First Floor
At the top of the metal and ceramic staircase is the first bedroom; a twin that can be made into a double on request. This bedroom has is an en-suite shower room. Sliding doors from the bedroom lead to a side balcony with sea views. Within the room is a wardrobe and dressing table with a stool.
The second bedroom on this floor is a double with en-suite shower room. Within the room is a wardrobe and dressing table with chair. Sliding doors lead out to the large balcony that can also be accessed from the landing. The balcony is furnished with a wrought iron sofa and armchair with cushions set around a coffee table. This offers magnificent views across Kalkan Bay below.
Second Floor
The whole of the villa’s top floor is dedicated to the master bedroom suite which has a sofa built into an alcove, dressing room area with a padded bench and sliding doors leading out onto the private balcony. Within the room is also a dressing table and chair. The en-suite bathroom has a separate shower and twin stone basins, with steps leading up to the sunken Jacuzzi bath with mosaic tiles. Two picture windows enable you to take in the panoramic views of the mountains and Kalkan Bay whilst enjoying some bubbles in the Jacuzzi!
Roof Terrace
A roof terrace has been added offering superb views across Kalkan bay.
Outside The Villa
The infinity pool has steps for access at the shallow end and is surrounded by 6 sun loungers and 3 parasols. At the side of the villa and beneath a pergola, is a wrought iron sofa and armchairs with cushions set around a coffee table. The outside dining table seats 8 guests and there is a built-in BBQ for al-fresco dining with a cantilevered parasol for when shade is needed.

Points to note
- The villa is fully air-conditioned
- The pool is approximately 8 metres x 4 metres x 1.2 metres deep at the shallow end and 1.5 metres deep at the deep end
- The villa is accessed through an iron gate at street level and about 60 steps lead up to the pool terrace and entrance door, so the this may not suit people with walking difficulties
- WiFi internet access is provided on all floors
- A welcome pack is provided on arrival
- Pool towels are provided for your use
- A full clean and linen change is carried out on a weekly basis (so if staying for 2 weeks, a mid-stay clean and linen change is provided; if staying for 1 week, there is no mid-stay clean and linen change, although it may be possible to arrange one at additional cost if required)
