The living area is open plan with air conditioning throughout, marble floors and beautifully decorated. The contemporary kitchen is fully equipped with a fridge freezer, built in microwave and electric oven, gas hob with extractor fan, dishwasher, sandwich toaster, kettle, toaster, coffee machine and water cooler. There is also an integral breakfast bar with 3 bar stools, providing a perfect social and entertaining area.

Next to this is the dining table with 8 chairs. The lounge area has two large L-shaped sofas with an integral chaise long spaced around a coffee table. A flat screen satellite TV offers Netflix, Amazon Prime, Disney+, Premier League Football and there is a DVD player with a selection of DVD’s, as well as children's board games and cards, and Apple TV.

There is also a cloakroom on this level for guests use.

On this level, the floor to ceiling sliding patio windows make the most of the panoramic views as well as providing access to the pool area via a flight of external steps. On this terrace, is a dining table seating 10 with a portable BBQ under a cantilevered parasol for when shade is required. There is also a swing chair and a sofa set with chairs set around a coffee table to enjoy a coffee and the amazing views of Kalkan Bay.

There are two bedrooms on this level, the first of which is a double bedroom with a wall mounted flat screen TV, built in wardrobes and dressing table with chair. There is also an en-suite shower room and sliding doors lead out to the large lower ground floor covered terrace.

The second bedroom on this floor is a large twin room with en-suite shower room, built-in wardrobes with an integral dressing table and stool, as well as an armchair. Sliding doors give access to the covered terrace outside.

There is also a utility room on this level with a washing machine, clothes airer, washing basket, iron and ironing board for guests’ use.

There is a cot and fold out bed which can be added to any of the bedrooms, but the owners prefer to limit the occupancy to a maximum of 12 guests for comfort.

There are two double bedrooms on this level.

The first double has an en-suite shower room and a Juliette balcony with sea views. Within the room is a built-in wardrobe, dressing table and chair.

The first of the Master bedrooms is on this level and this bedroom has sliding doors to a balcony which is furnished with 2 chairs and a coffee table offering sea and mountain views. Within the room is a built-in wardrobe and dressing table with chair. The en-suite bathroom has a Jacuzzi bath and a separate shower.

This floor is dedicated to the second Master bedroom under the eaves with a large round double bed. Within the room is a built-in wardrobe and dressing table with chair as well as a large Jacuzzi bath. There is also a separate en-suite shower room. The bedroom also has a wall mounted flat screen TV, a small drinks fridge and sliding doors to access a private balcony which is furnished with two sun loungers beneath a pergola. Large panoramic windows offer beautiful views of Kalkan Bay and the mountains from both the bed and the Jacuzzi .

The large private infinity pool has integral steps for accessing the pool as well as a separate Jacuzzi with seating from which you can take in the stunning views whilst enjoying a glass of wine.

There are also 8 sun loungers with drinks tables under the large pergola by the pool.

An outside shower is located at the rear of the villa.

The lower terrace has a table tennis for the more energetic and this can be accessed from external steps beside the pool, or from the lower ground floor bedrooms.

A recently added games room with a sofa and chairs can be found on the lower terrace. This room is accessed through sliding doors and offers a treadmill, an exercise bike, yoga and pilates equipment. The large smart TV offers Premier League Football and there is a PS4 gaming console too, together with table football, a darts board and board games – so something to keep all age groups fully entertained!
