Upon entering, the generous open plan living area offers exceptional views through the double height atrium that leads down a couple of steps to the living area. This has a large L-shaped sofa set around 2 connected coffee tables and a large flat screen TV offering English Channels as well as Netflix (via your own account).

The living area leads to an oval dining table that seats 10 comfortably and the kitchen beyond with a breakfast island with 4 stools. There is also an electric hob and the well equipped kitchen has a dishwasher, built in oven and microwave, fridge freezer, coffee maker, kettle and toaster.

There is also a guest WC on this level next to the first double bedroom which has an en-suite shower room and sliding doors leading to the pool terrace where you will find a wooden platform with comfy seating from which to enjoy the magnificent views across Kalamar Bay.

The impressive wooden stair treads with intricate metal banisters on either side lead up to this level which has 3 further bedrooms – each uniquely designed. There is a built in seating area with a pebble flower bed beneath this staircase as well.

The master bedroom has floor to ceiling glass walls on two sides with sliding doors leading out to the private balcony. The bedroom has a swing chair and bath within the room together with a separate shower room and a separate dressing room.

The second double bedroom next door also has its own en-suite shower room with blinds that when open give a picture window view of the bay below.

The third bedroom is a twin accessed across the atrium that has built in seating and a separate utility room with washing machine, ironing board and iron for guests use.

The twin bedroom has an en-suite shower room and private sea view balcony.

The top floor double bedroom has an en-suite shower room with twin basins and sliding doors out onto the roof terrace.

There are 2 chairs and a coffee table as well as 2 sun loungers and a Jacuzzi on the terrace with incredible views across the whole of Kalamar Bay out to the Islands beyond.

All the bedrooms have a dressing table and stool.

The infinity pool has a shallow portion with steps into the deeper part of the pool at one end, plus a built in Jacuzzi at the other end. There are separate pools with stepping stones around a small palm tree and also one at the rear of the villa which would be perfect for young children.

There are 10 sun loungers with parasols plus a sunken Ottoman seating area beneath a covered pagoda.

At the side of the villa is a large dining table to comfortably seat 10 and a built-in sofa with comfy cushions set around a coffee table. A beautiful swing seat is suspended from the covered area above and there is also a built in BBQ for al fresco dining as well as an outside sink and food preparation area.

A poolside shower is also provided.

Table tennis and table football can also be played on the pool terrace and there is a pool table in the games room within the separate annex which is accessed by steps from the pool terrace.

One of the villa’s unique design features are the landscaped gardens with pools and stepping stones across them.
