Overview
We are delighted to add the unique 'Water's Edge' villas to our portfolio of luxury villas in Kalkan.
As the name suggests, these villas are located on the water's edge in Kalamar Bay and each of the three villas within the collection has been thoughtfully designed to make the most of the wonderful sea views. Each villa has its own pool, plus access to a selection of beach platforms that are furnished with loungers, parasols and shaded seating areas in which to truly relax and unwind.
Water’s Edge 3 is a stylish, contemporary villa within an exclusive new development in Kalamar Bay, perfectly positioned to capture sweeping sea views. Guests enjoy direct access to a selection of private waterfront platforms, each furnished with loungers, parasols and shaded seating for blissful relaxation by the water. The villa’s elevated setting offers privacy and tranquillity while keeping the sparkling bay just moments away.
A wooden gate leads you into beautifully landscaped gardens and a winding path down towards the sea. Inside, the open-plan living space features high wooden ceilings, a comfortable lounge and a fully equipped Bosch kitchen, creating a bright and inviting atmosphere. Two spacious en-suite bedrooms open directly onto the terrace, making indoor-outdoor living effortless.
Outside, a salt-water infinity pool with integrated Jacuzzi overlooks the bay, complemented by sun loungers, a cosy seating area and an al-fresco dining space. With WiFi, pool towels and a welcome pack included, Water’s Edge 3 offers a seamless, luxurious stay. Please note that these pathways are quite steep, so they may not be suitable for people with mobility issues.

Accommodation
Ground Floor
The living space is open plan with high wooden ceilings. The sitting room has a flat screen TV and sofa and armchair set around a coffee table. The kitchen is well-equipped with Bosch appliances including a fridge freezer, dishwasher, gas hob and electric oven (that is also doubles up as a microwave), kettle, toaster and water cooler. A circular dining table to seat 4 guests is provided.
There are two spacious bedrooms on the same level as the living area – a double and a twin. Both bedrooms have en-suite shower rooms and access to the pool terrace via sliding doors.
Outside The Villa
Outside, the salt-water infinity pool has an integral Jacuzzi – a great spot from which to enjoy the views across Kalamar Bay. On the terrace, there are four sun loungers with parasols, a comfy seating area and a table with 4 chairs for al-fresco dining. Pool heating is available at additional cost (please see below for details).

Points to note
- WiFi internet connection is provided
- Pool towels are provided for guests’ use
- A welcome pack is provided on arrival (except for bookings that take place outside of the normal season)
- Cleaning and linen changes are carried out on a weekly basis (ie – if staying for 2 weeks, a mid-stay clean and linen change is provided. If staying for 1 week, there is no mid-stay clean and linen change)
- The property has access to a selection of swimming platforms with direct access to the sea – these may not be operational during adverse weather conditions and / or outside of the normal season
- Please note that the road leading to the villa is largely unmade and quite rough in parts, so if hiring a car, a 4 wheel drive vehicle is recommended
- Prices are for the villa per week – maximum number of guests = 4
- Pool heating is available at additional cost – this must be booked in advance. Please ask for a costing at the time of booking.
