Overview
High House is an exceptional luxury villa set in the sought-after Kalamar Bay area of Kalkan, just a short walk from the sea and the popular Kalamar Beach Club. Designed to accommodate up to 12 guests, this impressive detached villa blends refined elegance with authentic Turkish character, offering generous living spaces and stunning views across the bay.
Inside, the villa is beautifully furnished and thoughtfully equipped, featuring multiple stylish bedrooms, elegant bathrooms and inviting communal areas ideal for both relaxation and entertaining. Comfort and quality are evident throughout, creating a warm yet sophisticated holiday retreat.
Outside, the infinity pool is surrounded by shaded terraces, landscaped gardens and al fresco dining areas. A stone-built BBQ, roof terrace with traditional seating and table tennis complete the experience, making High House perfect for memorable Mediterranean stays.

Accommodation
Ground Floor
The open plan living area is split level with a built in semi-circular sofa with comfortable cushions with a coffee table down a few steps with glass patio doors giving access to the pool terrace. There is also a separate TV area with a decorative fireplace and bean bag cushions.
The well equipped kitchen has a fridge-freezer, electric oven, gas hob with extractor fan, dishwasher, a Nespresso coffee machine(please bring your own pods), a juicer, toaster and kettle. Glass doors lead out to the dining area on the pool terrace.
There is also a separate utility room with a washing machine, iron and ironing board for guests use.
On this floor is a study with a sofa bed, so this can be used as a single room and there is a separate shower room also on this level.
First Floor
There are three bedrooms on this level, a master bedroom with en-suite and a bath within the room as well as a private balcony with sea views, a twin bedroom that can be made in to a triple room if required with a balcony, and a further twin room at the back of the property. Guests using the twin rooms would use the separate shower room on this level.
Second Floor
There are two double bedrooms on this floor, one is a four poster bed with an en-suite shower room and has access to the roof terrace with a kosk with cushions and wonderful sea views. The second double bedroom has an en-suite shower room and private balcony with two chairs and a table to enjoy the sea views.
Roof Terrace
There is a large roof terrace on the top floor of the villa with traditional Turkish kosk seating area (a beautiful place to sit and watch the sun set over Kalamar Bay), plus a terrace off the master bedroom.
Outside The Villa
The private, infinity pool is approximately 10 metres long (shallowest point is 1.5 metres deep). The pool is accessed by roman-style steps.
The terraced gardens offer plenty of shade from the mid-day sun. There are ample sun beds, parasols plus a covered lounging area for children.
There is an external shower, built-in stone BBQ and table tennis.
The shaded dining terrace has really comfortable seating for up to 12 guests.

- Twice weekly cleaning + linen changes are carried out (ie – if staying for one week, you will have a mid-stay clean + linen change. If staying for 2 weeks, a clean + linen change will be carried out approximately every 4thday)

- Fresh bread can be delivered to the villa daily (extra costs apply – please ask for details)

- The villa is very secure as it has an alarm system and lockable windows
- Preferred changeover days are Monday or Friday but some flexibility can be allowed at the owner’s discretion
- The villa is accessed by a number of steps which could prove difficult for those with limited mobility.
