Overview
Villa Abriana is a charming 4-bedroom detached villa in Kalkan’s popular Ortaalan area, just an 8-minute walk from the village centre.
Inside, the villa is fully air-conditioned and tastefully furnished in a contemporary style. There are four en-suite bedrooms (one on the ground floor, ideal for those who prefer fewer stairs), including a top-floor master suite with a high beamed ceiling and a luxurious bathroom featuring a Jacuzzi bath and separate shower.
Outside, guests can enjoy a large freshwater pool, sun terrace, mature gardens, and an outdoor shower. As well as being able to enjoy beautiful views over Kalkan Bay from a stunning roof terrace with panoramic sea views, sun loungers, and a cosy dining area – perfect for sunrise coffee or sunset drinks.

Accommodation
Ground Floor
The front door leads into a spacious open plan living area with a large U-shaped sofa with coffee table. There is a satellite TV and DVD player too.
Two sets of sliding doors open out on to the pool terrace at one end and the covered outside dining area.
There is a dining table which seats 6 guests and leads through to a well-equipped kitchen with modern appliances, including dishwasher, electric oven, microwave, fridge-freezer, toaster, kettle and water cooler.
There are sliding doors to access the outside dining area as well from the kitchen.
Beyond the dining room area is one step up to the spacious ground floor double bedroom with en-suite shower room and sliding doors on to the terrace.
There is a cloakroom for guests use situated behind the front door.
First Floor
Two bedrooms are situated on this floor – the large double bedroom has an en-suite shower room and sliding doors on to a shared covered balcony with a comfy sofa and two armchairs situated around a coffee table. There are two picture windows to enjoy the views across to Kalkan Bay.
The second bedroom on this floor is a twin bedroom with en-suite facilities and sliding doors to the shared balcony.
Second Floor
One large double bedroom occupies the whole floor. It has en-suite facilities and access to a large L shaped balcony with stunning views.
The bedroom features a high sloping wooden ceiling with beams and the en-suite bathroom has a Jacuzzi bath and separate shower.
On the landing is a washing machine inside a cupboard as well as an ironing board and iron for guests use.
Roof Terrace
The spacious roof terrace has a small dining table with 4 chairs and 2 sun loungers from which to enjoy the panoramic views over Kalkan Bay
Outside The Villa
The villa has a large freshwater pool with contrasting tiled steps and a spacious terrace area with 4 sunbeds and 2 parasols. There is also a dining table that seats 8 guests under a covered terrace which can be accessed from the living area or kitchen. There is also a built-in stone BBQ to enjoy al fresco dining. At the back of the villa is an outside shower and mature gardens.
